We only charge if we are successful selling your property! Our base commission is 10% on the first $1,000,000 and 5% on any remaining sale amount over that. For example:
- If you are selling a website for $50,000 you would pay 10% for a total of $5,000. You receive $45,000!
 - If you are selling a website for $500,000 you would pay 10% for a total of $50,000. You receive $450,000!
 - If you are selling a website for $5,000,000 you would pay 10% on the first $1M ($100,000) plus 5% on the remaining ($200,000) for a total of $300,000. You receive $4,700,000!
 
Yes. You can use any escrow service you want. You are not required to use Broker.xxx as your escrow provider. However, nearly all property sales through our brokerage use our escrow service because it is FREE with no additional costs added. Any external escrow service will charge you an additional fee to use them. Seller and Buyer are responsible for any outside escrow fees.
Buying a property with Broker.xxx is a dedicated personal experience. You will need a Broker.xxx account and agree to our Terms of Service;https://crm.broker.xxx/signup.php Once you have found a property you are interested in buying via our website or email marketing, you will need to contact us to submit an Offer to Purchase. Once the Offer to Purchase is signed by both parties, a formal Purchase Agreement can be drafted between the Buyer and Seller. However, depending on the size and value of the property, this is optional and not required. This is usually a step for transactions exceeding $50,000. Otherwise, a simple Bill of Sale will be provided by the Seller. Payment must be submitted to the Brokerage and the funds are placed in escrow. Once the property has completed transfer, both the Buyer and Seller can confirm the escrow funds can be released and the Bill of Sale is released to the Buyer. Everyone is happy and on their way.
We handle adult domains both with inbound leads (all domains) and outbound marketing (premium and high value domains only). When an offer is received, if it is the full asking price it is automatically accepted on behalf of the buyer and the payment process will initiate with the Buyer. If the offer is below the listed price (or there is no buy it now price and listed for offers only) we will contact you to discuss negotiations with the Buyer. Once an offer is accepted, we invoice and receive funds into our brokerage account which acts as a FREE escrow service. It is the choice of the Buyer or Seller if an outside escrow service will be used (at additional cost). We can provide recommendations for third-party domain escrows. Once payment is received, we request the Transfer AUTH code from the Seller, and provide it to the Buyer and transfer is initiated by the Buyer. Once the domain has been received, funds are released from Escrow (minus our commision) and the transaction is completed successfully.
Selling with Broker.xxx is simple and easy because we do all of the hard work! After contacting us, and providing some basic information (website, domain, revenues, expenses) we will provide an initial valuation range. If agreeable, continue through the due diligence process with you. This includes simply answering questions about your website, business, or domains, etc. Once we have all the required information you will sign a Brokerage Agreement. This document will provide us with the permission to represent your property to potential buyers. We will complete the listing, prospectus, and handle the outgoing marketing needs for you. We will strategically handle your listing in the way that is best for the sale. Everything is included in our low commission fee. Most commonly, an exclusive private listing will be provided to the public, outlining the business as well as its basic financials. Full details including the website URL, traffic, and full financials are not provided to potential buyers without a signed Non-Disclosure/Confidentiality agreement. The initial first step is to reach out to our exclusive and VIP buyers, before publishing the property for public sale. Broker handles as many initial Buyer questions as possible, and defer all additional questions to the Seller. Communication with the firm is important during the process. We manage the relationship between Buyer and Seller all the way to an Offer and Purchase Agreement. It is the responsibility of the Seller to continue to manage and operate the property while it is being sold. This is critical, as Buyers will want to see the current state of the website and/or financials before purchase. Failure to maintain the website may result in lost sales opportunities. Once there is a signed Offer to Purchase or Purchase Agreement and payment has been made into our Brokerage account, Broker will connect the Buyer and Seller so that the Transition and Inspection period can begin. This is the process of transferring the property to the new owner, which usually includes training or "Knowledge Transfer" so you will know everything you need to know, and can answer any operational questions. Once the property has been transferred, Broker releases funds from internal escrow and everyone goes on their happy way.
These adult domains require a special "Token" be entered at the Registrar that allows you to use them. You need to register as a member first at https://icmregistry.com/members/ Once you have your Token, you must provide it to your Domain Registrar, and only then will the domain resolve correctly.
Closing costs are the additional costs related to finalizing a deal or purchase. That includes things like third-party escrow, and/or legal fees. Using Broker.xxx as your escrow agent is FREE, and there are no additional fees unless you use an alternative service. We are a full service broker and will refer our client (that’s you) to our legal firm to draft the final Purchase Agreement if desired. We cannot act as legal representation or provide you with legal agreements (and you should never use documents found on the Internet). But depending on your arrangement with us, the purchase agreement and legal advice may be provided by Broker.xxx at no additional cost. For most deals through our platform, there are no significant closing costs and each side pay their own legal fees if they are having contracts reviewed, and so on.
As most of our transactions exceed $25,000 and into the multi-million dollar rate, the most common payment method is by Wire or ACH transfer. While additional payment methods are possible, it depends greatly on the Buyer and Seller preferences as well as the choice of Escrow Agent. Please ask if you have a specific preference and we may be able to accommodate -- But you should expect to be paid by Wire transfer in most cases.
Yes. All payments cleared by our brokerage are sent from a company that is non-adult in nature.
It is required to forward domains to the Broker platform to be eligible for listing in our marketplace. To forward your domains via Nameserver, please add the following as your domain Nameservers:
- NS1.BROKER.XXX

Exceptions There are some exceptions to this requirement, including:
- Premium domains
 - Domains with signed exclusive agreements with Broker
 - Partnerships with Broker
 - Other special circumstances.
